Signs Your Wellborn Roofing Is Failing

• Water stains that appear in straight lines or right angles. TPO membranes fail at the seams first, and Wellborn’s heat-welded seams track in geometric patterns. If your stain follows a seam line rather than a random blob, the weld has separated and capillary action is drawing water underneath.
• Bubbling or “alligatoring” on flat or low-slope sections. This is trapped moisture between the membrane and insulation board, usually from a puncture that sealed itself temporarily. In Long Beach’s heat, that moisture turns to vapor and pushes the membrane upward. Left alone, the bubble splits and creates a direct leak path.
