Each ships with a site plan specifying either a concrete or paver hardscape connection to the main residence. The critical compatibility point is the utility trench: Abodu specs a 24-inch-wide trench for electrical and plumbing, backfilled with native soil unless the local jurisdiction requires engineered fill. In Long Beach, that trench zone is where we see 80 percent of paver failures within the first three years.

To identify your exact spec, check the stamped drawings in your permit packet, not the sales brochure. The paver module on Studio units often calls for a 4-inch concrete paver over 6 inches of compacted base; One and Two units may specify 6-inch pavers if the driveway serves as fire apparatus access. OEM spec is Belgard Catalina or Techo-Bloc Eva, both 60mm thickness.   • Step cracks along the utility trench line. The native backfill settles differently than the undisturbed soil on either side, creating a hinge point. In Long Beach’s silty loam near the Los Angeles River basin, we’ve measured two inches of differential settlement in eighteen months.
  • White powder on paver faces that returns after brushing. This is efflorescence, calcium hydroxide leaching through the paver body. It is cosmetic but signals moisture moving through the bedding sand layer, which will eventually undermine the joint sand and let pavers rock.
  • Pooled water 48 hours after rain. Proper pitch is 1 percent minimum, 2 percent preferred. Abodu site crews sometimes achieve this on the plan but lose it to settlement. Standing water breeds algae and, in freeze-thaw cycles rare here but not impossible, spalls the paver surface.
  • Joint sand washing out between pavers. Polymeric sand should lock in place. When it doesn’t, either the bedding layer is too thick, allowing flex, or the seal coat has failed and water is carrying sand away.
  • Chipped or spalled pavers at the garage threshold. Abodu units with attached garages see point loading from delivery vehicles and moving trucks. The 60mm residential paver is not rated for this; we upgrade to 80mm commercial thickness in those zones.

An owner can safely check the pitch with a 4-foot level and a shim, and can brush off efflorescence with a dry stiff brush. Do not pressure-wash; it drives water deeper into the bedding layer and voids most manufacturer warranties.

Where DIY goes wrong is in the base. Removing settled pavers, adding a bag of sand, and relaying them guarantees the problem returns in one rainy season. Proper repair requires excavation to the subgrade, recompaction in 8-inch lifts with a plate compactor, and verification with a nuclear density gauge or at minimum a proof-roll. We also see homeowners use play sand instead of ASTM C33 concrete sand for bedding, which washes out, or skip the edge restraint, which lets the field spread.
